Electrician Moorabbin

Clear out a Moorabbin tenancy at the end of a lease and whatever stays behind still has to work. Part of what hangs on those walls came with the building, part came with the fit-out, and one switchboard feeds the lot. Maroondah Electrical & Data has drawn that line between a tenant's work and a building's installation since 1998, on jobs across Melbourne's south-east, under electrical contractor licence REC 27611. Before pricing a strip-out or a fit-out, our electrician walks the tenancy, never works off a description of it, and the quote costs nothing. Give us the Moorabbin address on 03 9738 2000, whether the job stands in the light industrial precinct, an older house or one of the newer townhouses.

What Moorabbin Locals Say About Our Electrical Services

review quote

We just want to say how happy we are with the work you did to install the 4 reverse cycle air conditioners. As business owners employing 20 staff, we appreciate good service. Dean was great, arriving on time a day after we settled. He was very clear and transparent on the outcome. The installers were all very nice people and had great attention to detail. The electrician even fixed a loose tile on our roof!

Dean mentioned that one unit would have to have an internal duct, but the installer hid that and also re-routed another to be more aesthetically pleasing. Something they didn’t have to do, but the result was excellent. All trades collected every bit of rubbish and left our place perfect. We give 100% for price, neatness, attention to detail, communication, friendliness, and a great installation.

What Stays Live When a Moorabbin Tenant Moves Out

If you’re the one handing the premises back, start by settling which circuits feed what. A tenancy that somebody has fitted out once or twice carries wiring from every occupier it has had. The machine circuits, the task lighting over a bench nobody uses, the outlets for a network that left with the last business: all of it comes off one board. The general lighting stays with the premises, along with the emergency and exit fittings. Those run off that board as well.

Moorabbin runs a light industrial and commercial precinct alongside residential streets, so the tenancy you’re clearing is more likely a unit with a workshop behind it than a shopfront. That makes the removal list longer.

Which side of the line each item belongs to is a question for the lease, and for whoever manages the property. What our electrician can tell you is what every circuit actually feeds, so you write the removal schedule off the installation itself.

The strip-out then follows that schedule. Our electrician disconnects a finished circuit back at the board and terminates it properly, rather than cutting it off above the ceiling to leave it there. Whatever stays, we test and leave working. The certificate covers everything we complete.

Maroondah Electrical & Data Certifies the Work That Stays Behind

Tenants change; this business hasn’t. Maroondah Electrical & Data has stayed family-owned since it opened in 1998, under three founders: Glenn Carmody, Dean Carmody, Stuart Lancaster. That continuity has more than 50,000 finished projects behind it, on a tally the business keeps itself. No electrician attends a Moorabbin job without a personal licence and current insurance.

Moorabbin belongs to the City of Kingston. We travel to it from one building at 6 Royan Place, Bayswater North, Victoria 3153, which houses the office as well as the workshop.

Work we complete carries electrical contractor licence REC 27611. A tenant moves on and the wiring stays, so that number belongs with the property’s records. There’s more about the team on our about us page, and 03 9738 2000 reaches the office.

Moving Out of One Moorabbin Unit and Into Another

Where the move is into new premises rather than out of them, the two ends make one job. Our electrician strips out the address you hand back. The one you take on needs rough-ins and fit-offs. Lighting and power go in for the layout arriving, on a switchboard sized for what that layout will draw, with three-phase power where the plant calls for it.

On a tenancy the data cabling belongs to the fit-out. The outlets, the runs behind them and the cabinet they come back to went in for a business that’s leaving. So cabling appears on both lists, out at one address and in at the next. The electricians setting out the power set out those runs, so a tenancy takes its computer data cabling, its telephone system and its lighting circuits from one visit.

A move does not always stay inside one suburb. Where the clearing out happens here and the fitting out needs an electrician in Cheltenham, it remains one job scheduled to the date you have to be out. Our commercial and industrial page covers the rest of that side of the business.

At a Moorabbin House the Job Starts With One Item

At a house the call is about a single item. A point that has stopped, a light worth replacing, a fan or an air conditioner going in, a charger that wants a circuit of its own.

Some Moorabbin streets keep spacious older houses. Others run to townhouses and apartments finished in the last few years. The Moorabbin Activity Centre plan steers the suburb further that way, towards a higher density, mixed use centre with housing beside the commercial uses already there. So the age of the wiring is a question about your address, not about the suburb.

Domestic and residential work at a Moorabbin house covers:

  • Extra lighting and power points where an older Moorabbin house ran short of both
  • Switchboard replacement, a bigger supply behind it, and safety switches on circuits that still run without one
  • Rewiring where the old cable has run its course, staged to the trades already booked
  • Ceiling fans, a reverse cycle air conditioner or heat pump hot water, each weighed against the board first
  • A car charger with its own circuit, and the board check that decides whether one fits
  • Smoke alarms we supply and test, plus a safety assessment written up circuit by circuit
  • Fault finding on the circuit that trips, or the point that died without warning
  • Home automation, with phone and internet points added while the power work is open

Questions From Both Ends of a Moorabbin Move

We're handing a Moorabbin unit back at the end of the lease. What does an electrician need first?

A walk through the tenancy with the board open, before anything comes off the walls. That visit establishes what each circuit feeds, and the removal list follows it. Anything the lease decides instead of the wiring is a conversation with the agent, and a circuit list keeps that conversation short.

The unit we're taking on has an office at the front and a workshop behind it. Is that one job or two?

A tenancy on one switchboard is one job, whatever the two halves do. What differs is what each end asks for: power at the machines and lighting overhead in the workshop, points, lighting and network outlets in the office. Both ends come off one board, so our electrician assesses it once and sequences the two lists together.

How far ahead should we book the electrical work?

Work backwards from the dates that cannot move. On a tenancy change those are the day the keys go back and the day the new place opens. At a house it is the trade before or after us, a kitchen going in or a floor going down. Give us that date when you ring.

Leases end and the wiring stays behind, whoever holds the Moorabbin keys next. Write the address and the handover date straight into our free quote form, or ring 03 9738 2000.
